New Notices to Comply with Government Changes

 

As from June 1 2021, the Notices for Section 21 (Form 6A) and Section 8 (breach of the Tenancy) have changed to comply with the alterations to notice periods introduced by the Ministry of Housing Communities and Local Government last week.  The good news is that the notice periods seem to be gradually reducing over a period of time; thus enabling landlords and agents to take action earlier than the previous fourteen months have allowed. Make sure the new Notices are used otherwise the Notice served if incorrect will be void and possession may not be granted.

The new notices can be found on the government website www.gov.uk and then inserting in the “quick search” line “Assured Tenancy forms”.  Form 3 is required for a Section 8 Notice; and Form 6A which is the current Section 21 Notice.
