The Role of an Agent

With the raft of new responsibilities for Landlords set out in legislation such as the Immigration Act 2016 and the impending legislation under the Housing and Planning Act 2016, there has never been more for a Landlord to do in letting their property.

There are many Landlords that have other jobs that take up the majority of their time and are often too busy to keep up with the intricacies and ever changing obligations that come along with letting out their property. This has meant that the value of a good managing agent to look after this for them is greater than ever.

As an added benefit to those of you that are signed up to the PainSmith helpline service, we have added a non-exhaustive checklist to our document vault that you can download for free. This sets out some of the particularly important obligations that need to be addressed before (and during) new and existing tenancies. This has not been created as an absolute breakdown of what is required in all tenancies. However, it can be used as a way to let your Landlords know the work that you are doing or even just as a reminder within your office to make sure you are doing everything that you should be.
