The Government have expressed their commitment to progressing the Renters Rights Bill through the process as quickly as possible, which understandably leaves both landlords and tenants concerned as to when they should start to prepare for the new regulations.
However, The Renters Rights Bill is currently still in early stages of the legislative process. The Bill will need to progress through both the House of Commons and the House of Lords before it becomes law. The Second Reading of the Renters’ Rights Bill took place on 9 October 2024, and it will now pass to a Public Bill Committee. The Committee Stage starts on 22 October and will report to the House of Commons by 28 November, after which it will pass to the Report Stage and Third Reading.
PainSmith will begin amending our documents once the Third Reading of the Bill has taken place and it is passed to the House of Lords.
Until this time, the content is potentially still subject to change. Therefore, relying on advice based on current interpretations of the Bill when entering into or amending an agreement could lead to misapplications of the law. The best course of action for both landlords and tenants is to stay informed and updated as the Bill progresses through the legislative process.
